At Clearwater we want to match the right tenant to the right property and ensure that you can make a decision based on our discussion.
Tenants Administrative Fees
After viewing the property, you would like to rent and a consultation with one of our Letting Agents you will be asked to pay a holding deposit which is equivalent to one weeks rent. This fee is non-refundable should you not pass the credit checks.
Prior to moving into your property, you will be required to pay a security deposit equal to 5 weeks rent
Deposit Protection Service
When you have paid your deposit it will be placed into a deposit protection scheme within 30 days, you will then receive details and then a unique repayment ID will be sent to you and ourselves.
An inventory of the property will be done at the start of your tenancy and you will need to sign and confirm that you agree with this.
Check out Process
When your tenancy ends a check out inventory will be done and any discrepancies from the original inventory will be raised with you.
You will be required to set up a standing order to make your monthly rental payments. This payment will be payable in advance every month and will be collected on a set date every month as set out in your tenancy agreement
Tenants Contents Insurance
You are responsible for you own personal possessions and it is advised that you take out adequate contents insurance.
Non Managed Lets
For any property that is managed by the landlord and not by ourselves you will be given the landlords contact details upon moving in.
At the start of your tenancy agreement, we will contact all the utility companies and advise them of the meter readings. We will also contact the local authorities for council tax purposes. We do ask that you contact both the utility companies and local council to ensure that all your details are correct.
Out of Hours Emergency
At the start of your tenancy you will be provided with a contact number should an emergencies arise outside of office hours.
