PAYMENTS REQUIRED ON A NEW ASSURED SHORTHOLD TENANCIES (AST’s) SIGNED ON OR AFTER 1 JUNE 2019



HOLDING DEPOSIT (PER TENANCY)

ONE WEEKS RENT for example - monthly rent £1000.00 x 12 / 52 = £230.77

This is to reserve the property. Please note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right to Rent check, provide materially significant or mis leading information, or fail to sign their tenancy agreement within 15 calendar days (or other deadline for Agreement as mutually agreed in writing)



SECURITY DEPOSIT (PER TENANCY)

FIVE WEEKS RENT for example - monthly rent £1000.00 x 12 / 52 X 5 = £1153.84

This is to cover any damages or defaults on the part of the tenant during the tenancy. Please note: This amount must be paid in cleared funds, in the form of a bank transfer. Cheques and credit cards will not be accepted. Your deposit will be protected with The Deposit Protection Service in accordance with government guidelines.



RENT (PER TENANCY)

THE REMAINDER OF THE MONTHLY RENTAL AMOUNT MINUS THE HOLDING FEE IS PAYABLE ON OR BEFORE THE DATE OF YOUR TENANCY STARY DATE.



LOST KEYS OR SECURITY DEVICES (FOBS)

TENANTS ARE LIABLE FOR ALL COSTS ASSOCIATED WITH REPLACMENT KEYS AND OR FOBS OR SECURITY DEVICES. IF THE LOSS RESULTS IN LOCKS NEEDING TO BE CHANGED, THE FULL COST OF A LOCKSMITH, NEW LOCK AND REPLACMENT KEYS FOR THE TENANT, LANDLORD AND ANY OTHER PERSON REQUIRING KEYS WILL BE CHARGED TO THE TENANT. IF EXTRA COSTS ARE INCURRED THERE WILL BE AN ADDITIONAL CHARGE OF £15.00 FOR THE TIME TAKEN REPLACING THE LOST KEYS(S) OR OTHER SECURITY ITEMS/FOBS.



CHANGE TO CURRENT TENANCY AGREEMENT

IF THE TENANT REQUESTS TO MAKE AN AMMENDMENT TO THEIR CURRENT TENANCY I.E CHANGE SHARER THERE WILL BE £50.00 PER REPLACEMENT TENANT OR ANY REASONABLE COST INCURRED IF HIGHER



EARLY TERMINATION

TENANTS REQUEST - IF THE TENANT REQUESTS TO LEAVE THEIR CONTRACT EARLY, THEY WILL BE LIABLE TO PAY THE LANDLORDS COST TO RE-LET THE PROPERTYA AS WELL AS ALL RENT DUE UNDER THE TENANCY UNTIL THE START DATE OF THE REPLACING TENANT. THESE COSTS WILL BE NO MORE THAN THE MAXIMUM AMOUNT OF RENT OUTSTANDING TO THE TENANCY
